Today, luxury buyers in Raleigh and the surrounding areas are seeking a softer, more welcoming version of this aesthetic. “Minimalism is not an absolute, but it’s shifted to less — less detail, crown molding, less built-ins,” says Dean Sackett, president of Homestead. “But it’s taking a bit of a change. Two years ago, minimalist would have come with less warm tones. It was more the grays and the whites that permeated through the home in that type of setting, which is minimalist. Now it’s warmer tones, and a little bit more eclectic.”
Buyers are drawn to purposeful design choices, such as arched doorways, expansive windows, and accent walls that add depth without overwhelming a space. “We’re seeing arches that are back inside the home. I’m building a couple of projects right now — one is in framing. It has arched windows on the front elevation. You don’t have a lot of detail around it, but now you have this archway into the owner’s suite or beyond the fireplace, back into a mudroom. It’s done intentionally. It brings a warmth to this home that does have less detail,” Sackett explains.
The Triangle is embracing a more transitional style—one that blends traditional elements with contemporary finishes. “We’re being more deliberate,” Sackett explains. “I’m really trying to find a balance between traditional and transitional because our homes aren’t West Coast modern. I follow somebody in Denver and what they do is modern. We’re not there, but it’s very transitional.”
For instance, Homestead’s recent award-winning home in North Hills exemplifies this trend. While its exterior featured a sleek, contemporary window package, the kitchen remained rooted in tradition with modified shaker cabinets and carefully curated details. “We went much more transitional on the elevation and on the window package, the window design,” Sackett says. “And then the kitchen leaned more traditional. It brought new, but comfortable at the same time, to the homeowners.”

Whether it’s installing floor-to-ceiling windows to create a loft-like ambiance or incorporating warm, inviting materials in the kitchen, our goal is to strike the perfect balance between modernity and comfort. “The balance is bigger windows, a bigger front door,” Sackett explains. “The exterior elevation is much more modern than living spaces, the studies, the owner’s suite. If there’s a dining room or dining space in the back, we’re putting in much bigger windows that stretch much closer to the floor all the way to the ceiling, so it has this loft-like feel to it, like you’re in some loft in New York or Miami. But then you go into the kitchen and the kitchen doesn’t go full-on stark with no hardware like it’s in Miami.”
Additionally, location plays a crucial role in design preferences. “The North Hills buyer is a North Hills buyer,” Sackett says. “It’s the age-old adage: what we do starts with location, location, location. It’s always going be that way. People want a location and then they triangulate around what that looks like for that location.”
The beauty of living in the Triangle is the variety of lifestyle options available. Whether you prefer the vibrant energy of North Hills or the tranquility of a golf course community like North Ridge, Homestead ensures that your home complements both your style and surroundings. “The beauty of the Triangle is it does offer a lot of variety around what type of lifestyle you want to lead,” Sackett says. “If you want to live in a more robust urban setting, you’ve got North Hills. If you want to live in-between there and a more remote neighborhood that offers more land and amenities, then you’ve got to step off Highway 98. In between, you can find things like in North Ridge, a golf course community.”
